Buying property in Spain as an American — what you need to know
Yes, Americans can buy property in Spain with no restrictions. You need an NIE (foreigner identification number), a Spanish bank account, and a notary. The process takes 6–8 weeks.
Costa Blanca vs Costa del Sol: Costa Blanca (Alicante) offers better value per square metre, rental yields of 5–8%, and lower prices than Costa del Sol (Málaga), which is typically 35–50% more expensive. The Marina Baixa area — Benidorm, La Nucía, Altea, and Alfaz del Pi — combines year-round tourism, a large English-speaking expat community, and proximity to Alicante airport (45 minutes).
Taxes: Resale properties pay ITP at 9% (Valencia region, reduced from 10% under Ley 5/2025). New builds pay IVA at 10% plus AJD stamp duty at 1.5%. Plus notary fees (€600–900), registry fees (€400–600), and lawyer fees (1–1.5%). US citizens must file FBAR and FATCA forms. The Spain–US tax treaty prevents double taxation.
Mortgages: Spanish banks lend to non-residents at 60–70% LTV with fixed rates of 3–4% (2026). Proof of income and a bank valuation are required.
